Why?:
Niffty is best speculated to be 22. According to Ashley's kitty cafe stream, Viv stated that Niffty is in her early 20's. And, on the Hazbin Hotel wiki, it says she is 22.
Additionally, according to Viv's 3rd Monday stream, Niffty's best speculated death date is 1955. Since Viv gave no indication as to whether she died in the early, mid, or late 50's, I just assumed it was in the middle as a safe bet.
Sidenote: Niffty's age on the Hazbin Hotel wiki is 22, which does fit into Viv's age estimate. However, sometimes the wiki is wrong, and I try my best to find the info on streams that are straight from Viv.
Fun fact:
1) Niffty's speculated birth date is Alastor's canon death date.
